Electrical Installation Condition Reports (EICR)
Electrical installation needs inspecting and testing periodically, as with anything, deterioration happens over time and eventually becomes a risk for the users. PSB Electricians are approved Contractor and Domestic Installers of the National Inspection Council (NICEIC), meaning they’re approved to carry out periodic inspections of domestic, commercial and industrial installations.
PSB Electrical Electricians are able to provide electrical installation condition reports (EICR) in accordance with BS7617 18th edition wiring regulations.
The inspection takes into account all the relevant circumstances and checks on:
- The adequacy of earthing and bonding.
- The suitability of the switch gear and control gear.
- The serviceability of switches, sockets and lighting fittings.
- The type of wiring system and its condition.
- The presence of adequate protective measures such as RCD’s/AFDD/RCBO
- The presence of adequate identification and notices.
- The extent of any wear and tear, damage and other deterioration.
- Any changes in the use of the premises that have led to, or may lead to unsafe conditions.
- The wiring within the fabric of the building will be subjected to a number of tests using specialist equipment.
The inspection takes into account all the relevant circumstances and checks on:
- Tenanted domestic property: 5 years
- Commercial property: 5 years
- Industrial property: 3 years
- Special locations e.g. swimming pools/petrol stations: Annually
Portable appliance testing (PAT)
Portable appliance testing should be carried out every 12 months and is a vital part of a landlords responsibility, ensuring that any appliances supplied in the property are safe to use.
Smoke Detectors
Landlords in the UK are now required by law to install working smoke and carbon monoxide alarms in their properties. The changes to the law now require landlords to install smoke alarms on every floor of their property, and test them at the start of every tenancy. Landlords also need to install carbon monoxide alarms in high risk rooms such as those where a solid fuel heating system is installed. Those who fail to install smoke and carbon monoxide alarms will face sanctions and could face up to a £5,000 civil penalty. This bring’s private rented properties into line with existing building regulations that already require newly built homes to have hard wired smoke alarms installed. There is an obligation on tenants, to maintain and test the alarms and to report any faults.
